Dit vakantiehuis is geschikt voor 10 personen, heeft vijf badkamers en vijf slaapkamers. Baronessa heeft een open haard en een TV (internationale zenders). Verder is er een airco, een balkon, een barbecue, een sauna, een terras, een tuin (omheind), een zwembad (verwarmd en privé). De auto parkeert u op een parking (overdekt). De badkamer is uitgerust met een douche.

Het vakantiehuis heeft internet (ADSL, ISDN, draadloos), een wasdroger, een wasmachine en een vriezer.

Kinderen

Voor de (kleine) kinderen is er speeltoestellen.

Keuken

In de keuken vindt u een magnetron, een oven en een vaatwasser.

Maximaal 2 huisdieren/honden toegestaan. Villa Baronessa was built in the 1950s as a garden pavilion for the neighbouring aristocratic palace. Under the direction of Arch. Prof. Walter Angonese and artist Manfred A. Mayr, the villa was lovingly renovated and extended. Villa Baronessa is surrounded by a lush Mediterranean garden and offers high-quality architecture, art in construction and contemporary comfort just a few steps away from the picturesque centre of the wine village of Kaltern am See.Villa Baronessa offers space for up to 10 people on a living area of approx. 300 m2.The villa combines high-quality design with local materials and traditional craftsmanship.Ground floorThe centrepiece of the newly renovated villa is the spacious dining and living area. It is flooded with sunlight and has a large sofa area, a dining table and an open fireplace. The open-plan kitchen leads directly onto the terrace, which is covered by a pergola designed by artist Manfred Mayr. Here you can enjoy breakfast in the sun, lunch in the shade and dinner at sunset. A bedroom with en-suite bathroom and a guest WC are also located on this floor.Upper floorThere are two further double bedrooms, two en-suite bathrooms and a living room with sofa bed. A sunny south-facing balcony and a wonderfully cool north-facing balcony invite you to linger.BasementIn the basement there is a further bedroom with its own bathroom and patio.Garden & poolThe highlight of the outdoor area is the infinity pool filled with chlorine-free brine water. This can be heated from Easter to the end of October if required. In the Mediterranean garden, you can relax on sun loungers with a wonderful view of the vineyards and Dolomites. The herb garden brings fragrance and flavour to the kitchen.Sauna & wine cellarRelax in the sauna (Finnish/organic sauna) and then enjoy a glass of fine wine in our own wine cellar next door. His particular focus was on preserving privacy and at the same time harmonising with the wonderful landscape that surrounds it.Through the arrangement of windows and openings, Angonese has created perspectives that in themselves amount to an artistic intervention.His congenial partner in this interplay of colour and form was the artist Manfred Alois Mayr, who designed a unique colour concept that gives the villa its unmistakable character.The oxide red of the steep rock faces of the Mendel Mountains gives the plasterwork a hint of Andalusian sunshine, while lime white, sulphur yellow and vine black are reminiscent of the local viticulture and noble ultramarine blue and gold bear witness to the villa's aristocratic origins and extravagant past.The result of their interplay, embedded in a lovely landscape and surrounded by magnificent residences, vineyards and sacred buildings, is a small Garden of Eden that makes you say: "This is where I want to be, this is where I want to stay."ENVIRONMENTVilla Baronessa is located on the edge of the historic centre of the wine village of Kaltern am See. Shops, restaurants, bars, ice cream parlours, bakery, butcher, pharmacy, wine shops and a public bus stop are all within a 2-3 minute walk. Nevertheless, your privacy is guaranteed.Kaltern am See is located in South Tyrol, a land at the crossroads of German and Italian culture. It is also a land of scenic extremes. Rugged and barren, with the Dolomites (UNESCO natural heritage), where the mountaineering legend Reinhold Messner earned his first spurs, and the eternal ice, where the 5000-year-old glacier mummy "Ötzi" was found.The landscape in the south is characterised by picturesque wine villages, imposing castles and numerous historic residences. Betalingsvoorwaarden en -termijnen

Na bevestiging van de boeking moet binnen tien dagen een aanbetaling van 20% gedaan worden van de totale huursom. Vervolgens moet de tweede betaling uiterlijk 42 dagen voor vertrek worden voldaan. Indien u vertrekt binnen zes weken dan moet het volledige bedrag direct worden voldaan.
