The villa is located a few kilometres from the medieval village of Cetona, in the Val di Chiana Senese countryside, and is part of a 40-hectare farm complex comprising three farmhouses, one of which is used as a restaurant, vineyards, olive grove and 17 hectares of private woodland.The villa is about 300 metres away from the other farmhouses and is in an isolated position, guaranteeing maximum privacy.The villa is in front of the swimming pool (shared) and the large park.The villa consists of 2 floors: on the first floor are the 5 bedrooms (2 doubles, 2 triples of which one with a single sofa bed and 1 quadruple with a double bed and two singles) and 6 bathrooms, as well as a living room with a typical Tuscan fireplace.The rooms are all equipped with air conditioning, mosquito nets, TV, wardrobe and bedside tables. Bed linen and towels are provided.The 6 bathrooms on the first floor are present in 4 out of 5 rooms except for 2, one is located in front of the triple room with sofa bed, the other is located near the living room with fireplace.Each room has its own special decor, with antique furniture.The bathrooms all have a hairdryer.The first floor is accessed either by an external staircase or by an internal staircase.On the ground floor there is the large, unique 120-square-metre living room with several relaxation areas, a large dining table and a stone fireplace, and a kitchen with dining room and small breakfast room. The lounge has two entrances to the outside: one to the main courtyard, the other to the park and swimming pool.The kitchen, also facing the park, has all the comforts, having been completely renovated in 2022: 5-burner gas cooker with electric oven, microwave, dishwasher, refrigerator, freezer, wine cellar, gas machine, ice machine, moka, Nespresso, Aeroccino, kettle and toaster, as well as everything needed for cooking and barbecuing.In the dining room on the ground floor there is also a bathroom, which serves both the kitchen and the living room.Outside, in a utility room, there is a washing machine for the Villa's guests.Access to the villa is directly onto the large park and the swimming pool (entirely fenced off and for the common use of the guests of the farmhouse). The pool is equipped with deckchairs but does not require sunshades as it is shaded by tall trees.In the park there is also a large gazebo with barbecue and various relaxation areas, including 2 lounges, tables, chairs, table tennis and table football (professional table football).At the end of the tree-lined avenue leading from the villa to the gazebo and swimming pool, there is access to the private forest.In front of the kitchen exit, a private area of the villa with tables and chairs is reserved for outdoor dining.Near the main entrance, there are also several shaded parking spaces reserved for the villa's guests.The villa is accessible from the provincial road via a dirt road of about 400 metres that leads to the main courtyard of the house, from there one enters the large hall that was once a stable. During the renovation, it was decided to maintain the original spaces and all the arches present, thus giving guests a rare and unmistakable structure, as well as being very spacious.The villa is also ideal for children, who can romp and play in the lawn and gazebo, as well as in the swimming pool. Cots, high chairs and household, bath and bed linen are also provided free of charge.There is also a restaurant (reservation required) where it is possible to dine.The villa is located on a farm in the countryside 3 km from Cetona and 5 km from the shopping centre with various shops and charging stations for electric cars.Its location in the lower Val di Chiana is ideal for visiting historic Tuscan towns such as Pienza, Cortona, Montepulciano, Siena, Arezzo, Chiusi, Sarteano, Monticchiello or Bagno Vignoni, as well as towns in Umbria such as Orvieto, Città della Pieve or Perugia.The Val di Chiana is also a thermal area, where it is possible to relax in equipped spas (Chianciano, Montepulciano/Sant'Albino or San Casciano dei Bagni) or natural spas immersed in the woods (Bagni San Filippo).The town of Chiusi, located 5 km from the VIlla, also has a large railway station that makes it possible, with 1 train every hour, to reach the centre of Florence or Rome in 90 minutes.
